根据开发商的通知，我们的房子是12月12日过户，12月13日交房。你们打算什么时候到温哥华？一般来说，要在12月12日前过来，到律师那里签字及付款。如果有贷款的话，银行从12月12日开始放贷并计算贷款利息。这边买新房，新房的押金是可以直接电汇到开发商的律师账户上，但是余下的房款则必须支付给买家律师。温哥华这边的房屋买卖，买卖双方都必须聘请各自的律师办理过户手续，费用约为$1,200左右，我来为你们请一位可以吗？我们律师请好后，我会问他们是否接受海外付款？但据我所知，律师是不会接受海外汇款的（新房的押金除外）。等我问了律师再回答你们。你有电子邮件信箱吗？另外能告诉一下你国内的手机号码？我们这边请的律师会说中文，但是一般他们都是通过电子邮件或是电话和客户联系。
最重要的事是办理银行账户，原来很容易，现在比较难一些，所花的时间也多，从申请银行账户，到批下来，要3-5个工作日，有了银行账户，才能转钱过来，不知你们是不是通过网银转账，如果不熟悉，徐总有经验，他们在中国或是香港的银行账户上的钱都是通过网银转账的。每个中国身份证可以往这边转US$50,000。
办理过户很简单，只要你们的钱在加拿大的账户上，只要在11月12日之前去律师楼签字（大约10-20分钟），剩下的工作都是由律师帮我们办理，所以说11月12日过户这一天，我们不需要做任何事情，所有的过户手续律师都会为我们办理好。
开通各种水电气以及物业管理费的自动付费，我都会为你们办好，但是你们一定要在加拿大开通一个银行账户。
请你们至少提前一个星期过来，11月12日之前把银行账户开好，钱转到账，剩下的工作，都由律师和我来处理。
