  6. 根据开发商的通知,我们的房子是12月12日过户,12月13日交房。你们打算什么时候到温哥华?一般来说,要在12月12日前过来,到律师那里签字及付款。如果有贷款的话,银行从12月12日开始放贷并计算贷款利息。这边买新房,新房的押金是可以直接电汇到开发商的律师账户上,但是余下的房款则必须支付给买家律师。温哥华这边的房屋买卖,买卖双方都必须聘请各自的律师办理过户手续,费用约为$1,200左右,我来为你们请一位可以吗?我们律师请好后,我会问他们是否接受海外付款?但据我所知,律师是不会接受海外汇款的(新房的押金除外)。等我问了律师再回答你们。你有电子邮件信箱吗?另外能告诉一下你国内的手机号码?我们这边请的律师会说中文,但是一般他们都是通过电子邮件或是电话和客户联系。
    最重要的事是办理银行账户,原来很容易,现在比较难一些,所花的时间也多,从申请银行账户,到批下来,要3-5个工作日,有了银行账户,才能转钱过来,不知你们是不是通过网银转账,如果不熟悉,徐总有经验,他们在中国或是香港的银行账户上的钱都是通过网银转账的。每个中国身份证可以往这边转US$50,000。
    办理过户很简单,只要你们的钱在加拿大的账户上,只要在11月12日之前去律师楼签字(大约10-20分钟),剩下的工作都是由律师帮我们办理,所以说11月12日过户这一天,我们不需要做任何事情,所有的过户手续律师都会为我们办理好。
    开通各种水电气以及物业管理费的自动付费,我都会为你们办好,但是你们一定要在加拿大开通一个银行账户。
    请你们至少提前一个星期过来,11月12日之前把银行账户开好,钱转到账,剩下的工作,都由律师和我来处理。
